Developing Downtown Sacramento: The Railyards to Offer Entertainment, Housing, and Jobs
Located in the heart of Sacramento, The Railyards is one of the nation's largest infill projects. LDK Ventures is transforming 240 acres of historically significant land into a thriving, mixed-use urban community that will double the size of downtown Sacramento and redefine the region.
Located in Downtown Sacramento along the Sacramento River, the project is entitled for 6M sf of commercial space, 10,000 housing units and 1,100 hotel keys. The Railyards is situated at the hub of public transit with the Amtrak Capitol Corridor, Light Rail, and future streetcar all transecting the property.
LDK has completed the infrastructure construction required to service the Kaiser project. LDK is under construction on the first vertical development project in the Railyards: The AJ, a 345 unit mixed-use residential project with anticipated completion in Q4 2024. The Central Shops redevelopment will start construction in fall 2024. LDK will commence construction on The Telegrapher, a 430 unit mixed-use multifamily project, in fall 2025.
Kaiser Permanente at The Railyards
LDK Ventures acquired the site in October 2015. Since then, LDK negotiated a purchase and sale agreement with leading healthcare provider Kaiser Permanente for a vitally important anchor project, an 18-acre hospital that will house over 3,000 jobs in the downtown core. Kaiser closed on this acquisition in early 2019 with expected project completion in 2024. Subsequently, LDK re-entitled the project by processing a revised EIR and related entitlements to accommodate the Kaiser Hospital and medical campus and significantly improve the feasibility of the development.
Additionally, LDK negotiated requisite environmental settlements with Union Pacific (environmental responsible party) that were needed for development to proceed forward. LDK was successful in getting the project fully approved in November 2016 with all full CEQA clearances and other required specific plan agreements within a one-year timeframe from starting the entitlements.

A Place to Work, Live, and Play
LDK has started construction on the first vertical development projects in the Railyards: a 345-unit mixed-use residential project, called the A.J. The A.J. will consist of studio, 1 bedroom and 2 bedroom apartments that have been thoughtfully designed to fit an urban lifestyle. All apartment homes will include well-appointed finishes, built-in cabinetry, and plenty of natural light.
With an eye on stewardship, the apartments will achieve Build It Green gold standard for energy efficiency. Situated on 2.89 acres on the southeast corner of 6th Street and Railyards Boulevard, the A.J. will offer on-site parking, immediate access to light rail and bus, and over 5,000 square feet of ground floor retail with a mix of neighborhood-serving tenants.
Construction on the A.J. is expected to be completed in Q4 2024.
Other Developments
LDK Ventures is also overseeing the development of a 1,200-stall parking garage with anticipated start date in summer 2021, and the Central Shops redevelopment which will start construction in summer 2021.
